Slate Roof Restoration Services for Chicagoland's Finest Homes
A good natural slate roof is worth saving, and most are. Before you replace it, let Wolf Development assess whether restoration can extend its life by another 20 to 40 years at a fraction of the replacement cost.
Unparalleled Roofing Craftsmanship in Every Material
Unlike most roofers, we’re certified experts across a full spectrum of premier systems, from old-world slate to modern metal.
A Good Slate Roof Is Worth Saving
Natural slate is one of the most durable roofing materials ever used on a home. A properly installed slate roof on a well-built structure can last 75 to 150 years, sometimes longer. The slate itself doesn’t fail. What fails are the components around it: the flashings, the underlayment, the fasteners, individual slates that crack from impact or freeze-thaw stress, and the ridgeline materials that were never designed to last as long as the stone.
When a slate roof starts showing problems, a leak, a visible broken slate, a failing ridge cap, many homeowners assume replacement is the only option. It often isn’t. If the slate field is largely intact and the structure beneath it is sound, targeted restoration can add decades to the roof’s useful life at a fraction of full replacement cost. The key is having a contractor who can tell the difference between a roof worth restoring and one that has genuinely reached the end.
Wolf Development has worked on natural slate roofs throughout the North Shore and western suburbs. We assess your slate roof accurately, give you an honest read on its condition, and recommend the right path forward, whether that’s a focused restoration or a phased replacement plan.

What Slate Roof Restoration Actually Involves
Slate roof restoration is not a single service, it’s a range of interventions, each matched to the specific condition of the roof. Individual slate replacement is the most common element. Broken, cracked, or missing slates need to be replaced with matching material in both size and color. Sourcing the right replacement slate takes experience. We maintain relationships with slate suppliers who stock reclaimed and new material in the grades and colors most common in historic Chicagoland homes.
Flashing repair and replacement is often the most critical component. Failing lead, copper, or galvanized steel flashing around chimneys, dormers, valleys, and pipe penetrations is one of the leading causes of interior water damage on otherwise intact slate roofs. Properly replacing and sealing flashing restores the weather barrier without touching the slate field. Ridge and hip restoration addresses the mortar, bedded ridge caps, and hip slates that deteriorate faster than the field slate beneath them, repointing or replacing the ridgeline often resolves what looks like a major roof problem from the ground.
The decision between restoration and full replacement comes down to the condition of the slate field itself. If more than 20 to 30 percent of slates are cracked, spalled, or delaminating, replacement begins to make more sense. If the majority of the field is intact and problems are concentrated in flashings or the ridgeline, restoration is almost always the right answer. We make this assessment honestly, regardless of which direction it points.
Slate Restoration Work on the North Shore and Beyond
Much of our slate restoration work is concentrated on the North Shore, where historic homes from the early and mid-twentieth century were originally roofed in slate and have owners who want to preserve that character. Lake Forest and Winnetka in particular have a significant inventory of 80 to 100-year-old slate roofs, many of which, with proper restoration, have meaningful life remaining.
For homes in Kenilworth, Glencoe, Hinsdale, and comparable communities where the historic character of a slate roof is part of what makes the home what it is, preservation is often the preferred outcome. Our Kenilworth slate restoration project is one example of a full assessment-to-completion process, from initial inspection through individual slate sourcing, flashing replacement, and ridge restoration, that extended the life of a historic roof by decades.
If you have a natural slate roof and you’re not sure whether it’s a restoration candidate or a replacement, that question starts with a professional inspection. We’ll come to your home, assess the slate field, flashings, ridgeline, and structure, and give you an honest answer with no obligation to move forward.

Your Roofing Questions, Answered
Everything you need to know about working with Wolf Development.
How do I know if my slate roof can be restored or needs to be replaced?
The condition of the slate field itself is the key indicator. If the majority of slates are intact and the problems are concentrated in specific areas, flashings, or the ridgeline, restoration is usually viable. If a significant portion of the field is cracked, spalled, or delaminating, replacement is more appropriate. A professional inspection is the only reliable way to make that determination.
How long can a restored slate roof last?
A well-executed restoration — addressing failed flashings, broken slates, and deteriorated ridgeline material — can add 20 to 40 years to the roof's useful life, depending on the original slate quality and the age of the roof at the time of restoration.
Can you match replacement slates to my existing roof?
In most cases, yes. We source replacement slate from suppliers who carry both reclaimed and new material in the grades and colors most commonly used in historic Chicagoland construction. A perfect match isn't always possible, but a close match that preserves the roof's character usually is.
Do you handle the flashing replacement as part of slate restoration?
Yes. Flashing repair and replacement is often the most important element of a slate restoration. We replace failed lead, copper, or galvanized flashing around chimneys, dormers, valleys, and penetrations as part of the restoration scope.
Is slate restoration less disruptive than a full replacement?
Generally, yes. Restoration is targeted work — specific areas of the roof rather than a full teardown and reinstall. The duration and disruption level depend on the scope, but most restoration projects are completed in one to three days for focused interventions, or up to a week for more extensive work.
