Why a Professional Roof Inspection Matters

Most homeowners don’t think about their roof until something goes wrong. A stain on the bedroom ceiling. A shingle on the lawn after a storm. A gutter pulling away from the fascia. By the time a roofing problem becomes visible from inside the house, it’s usually been developing for months, sometimes years.

A professional roof inspection catches problems before they become expensive. A small area of failed underlayment, a section of flashing that’s lifted and allowing water behind the fascia, a handful of curling shakes on the north-facing slope, these are things a homeowner standing in the yard would never notice, but they are exactly what causes the kind of interior water damage that runs into the tens of thousands of dollars to repair.

For homeowners in Chicagoland, where roofs face brutal winter freeze-thaw cycles, ice damming, heavy snow loads, and spring hailstorms, regular inspections aren’t paranoia. They’re basic home maintenance. Knowing your roof’s condition is the first step to knowing your options.

The Wolf Difference

What Our Roof Inspection Covers

Roofing Specialist David Wilk standing in front of a home during a roof installation

A drive-by look at your roof from the ground isn’t an inspection. Our inspections are conducted by experienced roofing professionals who physically assess the roof from the surface — not just from a drone or ladder peek.

We examine the roofing material itself for wear, cracking, curling, missing sections, and granule loss. We inspect every flashing point — around chimneys, skylights, dormers, valleys, and pipe penetrations — because improper or deteriorated flashing is one of the leading causes of interior water intrusion. We also assess the gutter condition, fascia and soffit below the roofline, and the visible ventilation components.

At the end of the inspection, you get a clear written summary of what we found. We tell you what’s performing well, what needs attention soon, and what can wait. We give you our honest read on the remaining useful life of your roofing system. If  roof replacement is years away, we’ll say so. If it’s urgent, we’ll explain why.

When to Schedule an Inspection, and What Comes Next

There are a handful of situations where a roof inspection moves from optional to necessary. If your home has a cedar shake roof that’s 20 years or older, an inspection will tell you exactly where things stand. The same applies to any material approaching the end of its rated lifespan. If your area experienced a significant hailstorm in the past 12 months, an inspection documents whether damage occurred, which matters for insurance purposes and for understanding your repair or replacement timeline.

If you’re buying or selling a home, an independent roofing contractor assessment gives you depth that a general home inspector typically can’t match. And if you simply haven’t had your roof professionally inspected in the past few years, that alone is enough reason.

For many homeowners, an inspection is the beginning of a longer process, not the end of it. They know something is probably wrong and they’re trying to figure out whether now is the time. The inspection answers that question definitively. If it leads to a replacement conversation, we’ll walk you through our process, your material options, and a fully itemized estimate, on your timeline, not ours.

Your Roofing Questions, Answered

Everything you need to know about working with Wolf Development.

How much does a roof inspection cost?

We offer free roof inspections for homeowners in our service area. There's no charge and no obligation. We come to your home, assess your roof, and give you an honest report of what we find.

How long does a roof inspection take?

Most inspections take between 45 minutes and two hours depending on the size and complexity of the home. You'll have our findings before we leave your property.

Can I use your inspection for an insurance claim?

Yes. Our inspection documentation can support an insurance claim if storm damage is identified. We can provide written documentation of damage found and we're experienced in helping homeowners navigate the insurance process when relevant.

What's the difference between a roofing contractor inspection and a general home inspector?

General home inspectors assess a wide range of systems and rarely spend more than a few minutes on the roof. A roofing contractor inspection is focused entirely on the roof — conducted by someone who installs and repairs roofing systems every day. The depth of assessment and specificity of findings are meaningfully different.

Do you inspect all roofing material types?

Yes. We inspect cedar shake, natural slate, synthetic shake and slate, clay tile, metal, asphalt architectural shingles, and flat roofing systems.
